Bank of Canada Rate Hike: Should You Worry?

What the October 2026 Rate Hike Means for Your Mortgage

The Bank of Canada rate hike on October 28 moved its key rate to 2.50% (see the announcement). That’s the headline everyone posted.

This is the part that actually affects you: your payment, your renewal, and how much you can borrow.

Spoiler: for most people, it’s smaller than it sounds.

The 30-second version

  • Variable rate? About $13 more a month for every $100,000 you owe.
  • Fixed rate? Nothing changes until you renew.
  • Buying? You can borrow about 2.35% less on a variable rate.
  • More hikes? Most economists expect one more by early 2027.
  • Worried? Most people don't need to be. If you're renewing a 2021 fixed rate soon, that's the bigger number.

Why Did the Bank of Canada Raise Rates?

Mostly because of oil. Prices at the pump are high, and the Bank doesn't want that spreading into everything else we buy.

🛢
The Middle East war
~US$114 a barrel
Iran closed the Strait of Hormuz in late February. Ships still aren't moving through it normally. Oil is up about 77% from a year ago.
⛽
Gas prices
+27.8%
From a year ago, in September. That pushed inflation to 3.1%, just over the Bank's 1% to 3% range.
🚚
Rising business costs
Coming next
Most businesses have eaten higher fuel and shipping costs so far. The Bank expects more of that to show up in store prices over the next year.

Not everything pointed to a hike. Take gas out and inflation was only 2.2%. Unemployment is around 6.5%. And new US tariffs, after trade talks broke down in August, are expected to slow the economy this winter.

Governor Tiff Macklem put it this way: "The longer energy prices remain high, the more likely it is these costs will spill over to consumer prices more broadly." RBC's economists called it "preventative medicine." So think of it as insurance, not a sign the economy is running too hot.

How Much Will My Mortgage Payment Go Up?

That depends on the type of mortgage you have. If you're not sure, your mortgage statement will tell you.

If your variable payment goes up with prime

Prime went from 4.45% to 4.70% on October 29. Here's roughly what that adds each month:

Extra monthly payment after the October 2026 hike
$300K mortgage
+$40/mo
$500K mortgage
+$66/mo
$700K mortgage
+$93/mo
$800K mortgage
+$106/mo
$1M mortgage
+$133/mo

Based on a variable rate going from 3.45% to 3.70%, with 25 years left. If there's another hike, roughly double these.

If your variable payment stays the same

Your payment won't change, but more of it goes to interest. On $800,000, that's about $167 a month. If rates stay here, a 25-year payoff stretches to about 26 years. RBC says most of its variable mortgages work this way.

If you have a line of credit

HELOCs follow prime too. Any balance you carry costs a little more as of October 29.

If you have a fixed rate

Your rate and payment are locked until your term ends. Renewal is where the real jump is. Here's a 2021 fixed rate of about 2%, renewed at today's best 5-year rate of about 4.34%:

Extra monthly cost per $100,000 owed
This rate hike
+$13
Renewing 2% to 4.34%
+$121

Same balance, 25 years. The renewal jump is about nine times this hike.

Renewing in the next year? Start the conversation early. I'm happy to go through your options with you.

Buying a Home in the Next Few Months?

The hike changes two things for you: your monthly payment, and how much the bank will lend you.

Your payment

Take an $800,000 mortgage over 25 years. With a 3.70% variable rate, it's about $4,079 a month. With a 4.34% five-year fixed, it's about $4,357. That's about $278 more a month for the peace of mind of a locked rate.

How much you can borrow

Lenders test you at a higher rate than you'll actually pay. It's the higher of 5.25% or your rate plus 2%. On a variable rate, that test rate just went from 5.45% to 5.70%.

Household incomeVariable, beforeVariable, now5-year fixed
$125,000$570,000$556,600$524,500
$150,000$703,700$687,200$647,600
$200,000$971,200$948,400$893,700

Maximum mortgage, rough estimates. Assumes 25 years, no other debts, $600 a month for property tax and heat. A car loan or credit card balance will lower these, and your lender's numbers will differ.

Fixed rates have gone up too, but this hike isn't why. They follow 5-year Government of Canada bond yields. That yield is 3.63%, and that's up 0.91 percentage points from a year ago. Oil and inflation worries did most of that. Rising bond yields around the world this summer, partly led by Japan, added to it.

  • Buying in the next 2 to 3 months: Get pre-approved with a rate hold. Most lenders hold a rate for 90 to 120 days, which covers the Bank's next decision on December 9.
  • Buying in about 6 months: Your rate hold may run out before you buy. Leave room in your budget for one more hike.

What Does the Rate Hike Mean for Vaughan?

Vaughan was already a slower market before this. 213 homes sold in September, and that's down 18.07% from a year ago. Median price, $1,080,000, and that's down 4.58%. Homes took 42 days to sell, up from 32, and sold for 97% of asking on average.

With 4.9 months of inventory, buyers have time and choice. A small bump in rates won't change that overnight, but it may keep some buyers on the fence this winter. I go through it home type by home type in my October Vaughan market update.

Should You Worry About This Rate Hike?

For most homeowners, no. Plan for it, but don't lose sleep over it.

  • On a variable payment, it's about $66 a month on $500,000.
  • Rates are still well below the peak. Prime was 7.20% in 2023 and 2024. On an $800,000 variable mortgage at the same discount, today's payment is about $1,135 a month lower.
  • With a fixed rate, nothing changes until you renew.
  • Keep a closer eye on it if you're renewing a low fixed rate in the next year, carrying a big line of credit, or buying on a tight budget.

Not everyone agreed with the hike. CMBA Ontario, which represents mortgage brokers, formally opposed it. They said affordability is the problem today, and inflation is still "a hypothetical."

Will Rates Keep Going Up?

The Bank says another hike "could" be needed, but it'll "proceed carefully." Here's what economists expect:

  • TD: one more hike in early 2027, to 2.75%, with a high bar for any more after that.
  • CIBC: no change in December, then a move in January.
  • RSM Canada: "the first hike in a hiking cycle," with the next one possibly in December.

My read: One or two more hikes over the next six months looks most likely to me. That would put the Bank's rate between 2.75% and 3.00%. I don't see a long run of hikes like 2022. Inflation outside of gas is close to 2%, and tariffs are already slowing things down. Oil and trade talks could change that either way. If you want to see how one more hike would hit your own budget, just ask me.

Bank of Canada Rate Hike: Your Questions Answered

Yes. On October 28, 2026, the Bank of Canada raised its policy rate by 0.25 percentage points, from 2.25% to 2.50%. It was the first increase since July 2023. Canada's big banks raised their prime rate from 4.45% to 4.70% the next day.
If your variable-rate payment moves with prime, expect about $13 more a month for every $100,000 you owe, based on a 25-year amortization. That's about $66 a month on $500,000, $106 on $800,000 and $133 on $1,000,000. If your variable payment stays the same, more of it now goes to interest instead. Fixed-rate payments don't change until you renew.
Not directly. A fixed rate stays the same for your whole term. New fixed rates follow 5-year Government of Canada bond yields, which have risen this fall on oil and inflation worries, so fixed rates were already higher before the hike. The best 5-year fixed rate was about 4.34% after the decision.
For a variable-rate mortgage, the stress test rate went from 5.45% to 5.70%. That lowers the maximum mortgage by about 2.35%. On a $150,000 household income, that's roughly $16,500 less, before other debts are counted.
Mainly because of oil. The Middle East war has kept energy prices high, gas was up 27.8% from last year in September, and inflation reached 3.1%. The Bank raised rates to lower the risk that higher fuel and shipping costs spread into the prices of other goods and services.
Possibly. The Bank said another increase could be needed but that it will proceed carefully. TD expects one more hike in early 2027, to 2.75%. CIBC expects no change in December and a move in January. Oil prices and Canada-US trade talks are the two biggest things to watch.
