Quick take: The Vaughan rental market update for July 2026 has a small twist. Rents are still lower than a year ago, but they have stopped falling. Nationally asking rents have ticked up three months in a row, and the yearly drop is easing. Renters still have room to negotiate, just a bit less than a few months back.

What is happening with rents across Canada and Ontario?

The average asking rent in Canada was $2,033 in June 2026, up 0.2% on the month but still down 4.3% from a year ago. That is the third monthly rise in a row after rents hit a multi-year low in March. So the trend is turning slowly, even though the yearly number is still negative.

Ontario is still the soft spot. Across all unit types, Ontario asking rents are down about 5.3% from last year, one of the steeper drops in the country. On apartments and condos alone, Ontario is off about 4.6%.

The one to watch is Toronto. Condo and apartment asking rents there are $2,537, up 1.2% on the month and down just 1.9% from a year ago. That is the mildest yearly drop Toronto has seen in a while. If the GTA is turning, Toronto usually shows it first.

Vaughan rental market update: asking rents by bedroom type

The average asking rent in Vaughan is $2,277. The clearest way to read it is by unit type. One-bedrooms are still easing, while two-bedrooms have basically stopped falling.

What this means in Vaughan

  • Tenants: you still have room to ask, especially on a 1-bed, but the easy wins are getting smaller as the market firms up.
  • Landlords with a 1-bed: pricing off last year's lease will still leave it sitting. The market is about 4% under where it was.
  • Landlords with a 2-bed: you are in a steadier spot. Two-bed asking rents are flat year over year, not falling.
  • Investors: underwrite on today's rent. The 1-bed is the soft segment, the 2-bed is holding.

What actually leased in Vaughan: the TRREB Q1 numbers

Asking rent is what a landlord wants. Leased rent is what a tenant actually paid. They are two different numbers, so I like to show both.

TRREB tracks completed leases on the MLS system. Here is what Vaughan condo apartments actually rented for in the first quarter of 2026.

Asking vs. leased, side by side: Vaughan's asking 1-bed sits at $2,028 (Rentals.ca, June) while the actual leased 1-bed was $2,096 (TRREB, Q1). That is a gap of under 3.5%. In plain terms, homes are renting very close to their asking price. This is not a market where landlords are slashing rents to fill units, and it is not one where tenants are getting huge discounts off list either. It is steady.

  • Two honest sources agree. Rentals.ca (listings) and TRREB (closed leases) both point the same way: softer than last year, but stable now.
  • Vaughan is a real, active market. 940 condo apartments leased in Q1, so these are not thin, one-off numbers.

Quick read on each city

  • Toronto ($2,543): still the priciest in the group, but the yearly drop is now tiny at 1.9% on apartments. It is the first to stabilize.
  • Oakville ($2,438): the 2-bed is down 6.2% year over year, the steepest in this set. Best value swing if you want more space.
  • Mississauga ($2,360): soft across the board, with the 2-bed off 5.6%.
  • Vaughan ($2,277): roughly $266 a month under Toronto for a similar unit, with newer buildings around the VMC. The 2-bed is flat, the 1-bed is still easing.
  • Brampton ($2,231): one of the few where 2-beds edged up year over year.
  • Ajax ($2,217): the cheapest in the group, and 1-beds are down a sharp 13.2%.

A quick note on Ontario rent control

  • Units first occupied before Nov 15, 2018 are covered by the annual provincial rent increase guideline.
  • Units first occupied on or after Nov 15, 2018 are not. On renewal, the landlord can raise rent by whatever the market allows.
  • Ontario's Standard Form Lease is still required on every residential tenancy.
  • With the market this flat, a lot of landlords I talk to are holding rents steady to keep good tenants in place.

Landlords

Price to what units actually lease for, not last year's headline. The TRREB and Rentals.ca numbers are within 3% of each other, so there is a clear fair range to work from.

Tenants

You still have room to negotiate, on rent, parking and lease length, but the easy discounts are shrinking as rents firm up. Move on a good unit rather than waiting it out.

Investors

Underwrite on today's rent, not 2024's. Cash flow is thinner, but the 2-bed segment is holding and Ontario's housing shortage has not gone anywhere.

Buyers & sellers

Steadier rents shift the rent-versus-buy math. Selling a tenanted unit? The right rent on the listing keeps investor buyers interested.

The reset is levelling off. Rents are still below last year, but the free fall is over, and Toronto is already ticking back up. Vaughan is right in step: the 1-bed keeps easing, the 2-bed has flattened, and units are leasing very close to asking.
